In Davie homes we most often work on the Siteline and Siteline EX wood and clad-wood windows, the Vinyl 2500 and 3500 series, the Builder and Premium vinyl lines, and the Jeld-Wen W-2500 and W-4500 impact-rated units that show up on newer Broward County construction. Each series has its own frame depth, nailing flange profile, and jamb thickness, and parts are not freely interchangeable across series.

To identify what you have, look at the corner of the sash or the spacer bar between the glass panes. Jeld-Wen etches a manufacturing code and series identifier there. If the label is gone, measure the visible glass width and height to the nearest sixteenth of an inch, and note whether the frame is wood, vinyl, or aluminum-clad. That gets us most of the way to the right replacement in one phone call. For Jeld-Wen specifically, OEM hardware and balances are usually worth the extra cost over generic aftermarket parts because the lock geometry and sash weight ratings are tuned to the series. Signs Your Jeld-Wen Window Installation Is Failing

• Sash won’t stay up or won’t lock. The block-and-tackle balances or spiral balances inside the jamb wear out, especially in humid climates where the nylon components absorb moisture and lose tension. The lock misalignment usually follows the balance failure.
• Condensation or fog between the glass panes. The insulated glass unit seal has failed. In Davie’s humidity, a failed seal shows up fast. The glass unit itself needs replacement; the frame is often still good.
• Water stains on the interior drywall below the window. This points to flashing or sill pan failure, not the window itself. A proper Davie install includes a sloped sill pan and back-rodded sealant joints, and we see skipped sill pans often on tract-built homes.
